Porch lights are on by 5:30, the oaks are dropping leaves, and a lot of people are asking me the same thing: "Should I just wait until spring?"
Short answer: probably not. Here's why, in about four minutes.
โ The Quick Take
The Triangle is in a balanced market right now. Neither side holds all the cards, and that's good news for buyers and sellers who move with a plan. Buyers have more choices and more time. Sellers who price it right are still getting close to asking. The people who lose this winter are the ones who sit on the sidelines guessing.
๐ The Numbers
Here's what the most recent data says:
- $450,000: Wake County's median sales price in September, up $10,000 from August (Wake County Register of Deeds, released Oct. 6, 2026).
- $400,000: Triangle-wide median sales price in September, down 1.7% from August and 1.5% from a year ago (Five County Specialists Triangle MLS report, updated Oct. 26, 2026).
- 38 days: median days on market across the Triangle, up 8.6% from August and 11.8% longer than a year ago (same report).
- 13,017 active listings and 4.3 months of inventory. Active inventory is up 14.4% year over year, which puts the Triangle in balanced territory (same report).
- 98.4%: the share of list price sellers are getting (same report).
- 7.24%: Freddie Mac's average 30-year fixed rate as of Oct. 29, 2026, down from 7.32% the week before and the lowest level of the month (Freddie Mac PMMS).
Translation: prices are holding, homes are taking a little longer to sell, and rates finally blinked. That's not a crash. It's a market where strategy matters again.
๐งค Why Winter Can Be Smart for Buyers
Less competition. Most buyers take the holidays off. That means fewer people bidding against you, especially compared to spring.
More negotiating room. With homes sitting a median of 38 days and inventory up from last year, you have time to compare and room to ask for things like repairs, closing-cost help, or a rate buydown.
Motivated sellers. People who list in November and December usually need to move: a job, a family change, a new build finishing up. Motivated sellers make for better conversations.
Rates are moving your way (for now). The 30-year average dropped two weeks in a row to 7.24%. Nobody can promise where rates go next, but if they fall later, you can look at refinancing. You can't go back and buy last winter's house at last winter's price.
๐ 3 Quick Tips for Buyers
- Get fully pre-approved now, not just pre-qualified, so you can move fast when the right home shows up.
- Ask about seller concessions. In a balanced market, a buydown or closing-cost credit is a fair ask.
- See homes in winter light. Short days and cold snaps show you how a home really handles drafts, heat, and drainage.
๐ฅ Why Sellers Shouldn't Wait for Spring
You'll have less competition. Spring brings a wave of new listings. Right now, your home doesn't have to fight as hard for attention.
Winter buyers are serious buyers. Nobody tours homes in 40-degree drizzle for fun. The people showing up in December are ready to write offers.
Well-priced homes still sell close to asking. Sellers are getting 98.4% of list price on average. The catch: in a balanced market, overpriced homes sit, collect days on market, and invite lowball offers.
Spring isn't a sure thing. Waiting means betting on where rates, inventory, and your own plans land months from now. Selling now lets you plan your next move on your timeline.
๐ท๏ธ 3 Quick Tips for Sellers
- Price it right from day one. Base it on recent sold comps, not what a neighbor listed for. The first two weeks matter most.
- Make it cozy. Warm lighting, a clear walkway, a serviced furnace, and clean gutters go a long way when buyers come in from the cold.
- Invest in presentation. Professional photos, light staging, and a sharp listing make you stand out while other sellers wait for spring.
๐ฑ Let's Talk Strategy
Every situation is different. The right move depends on your timeline, your budget, and your neighborhood, not just the headlines. If you're wondering whether this winter is your window, let's grab 15 minutes and look at the numbers for your street.
