Family, Fall & Fresh Keys: Raleigh Real Estate Update for Fall 2026 🍂

Hi there,

I just had a little reunion with my cousins Jennifer and Brandon, and it was the best kind of reminder of what matters. 💛 Life gets busy, but there's nothing like catching up with family who've known you forever.

It's the same reason I love what I do: helping people find the place where those moments happen. Holidays around the table, Saturday mornings on the porch, the first night in a new home. Thanks for being part of my world. Here's what's new this fall.

🔑 Just Closed: Congratulations, Andrea & Rob! 🎉

Andrea and Rob are officially home in Youngsville. We closed on October 16! It was a joy working with you both, and I can't wait to hear about the first memories you make there. Welcome home! 🏡

Every closing is a little different, but the feeling on keys day never gets old. If you're thinking about your own move, I'd love to help you get there.

🏡 A Few Homes on My Radar

Here's a taste of the variety around the Triangle right now:

  • A loft with real history: 2 bed, 2 bath, 1,357 sq ft in an 1892 cotton mill 🧱 Exposed brick, soaring ceilings, and steps from Dix Park.
  • Room for everyone: 5 bed, 4 bath, built in 2017 ✨ A chef's kitchen, a home office with coffered ceilings, and a backyard oasis.
  • Classic and comfortable: 4 bed, 3 bath, 2,479 sq ft 🏡 A spacious two-story in Durham with a covered front porch and a two-car garage.

Want details on any of these? Just reach out.

📊 The Wake County Market: Steady as We Head Into Fall

The September 2026 numbers from the Wake County Register of Deeds (released October 6) show a market that's holding its ground:

  • The median sales price was $450,000, up $10K from August's $440,000.
  • 5,969 real estate transactions were recorded in September, 222 fewer than in August.

Prices are holding firm while things get a touch quieter, which can mean a little more breathing room for buyers. For sellers, steady prices are good news too. Curious what this means for your home? I'm happy to run the numbers. 😊

🍁 A Quick Fall To-Do List for Your Home

A little care now saves headaches later:

  1. 🍂 Clear the gutters once the oaks and maples finish dropping, so winter rain flows away from your foundation.
  2. 🔥 Book a heating tune-up and swap the HVAC filter before the first chilly night.
  3. 🥾 Then go enjoy it! A walk in Umstead State Park or along the Neuse River Greenway is hard to beat when the leaves turn.

📍 Local Love: Trophy Brewing on Maywood

One of my favorite local hangouts is Trophy's brewery and taproom on Maywood Ave. 🍻 Fresh beer straight from the brewhouse, a dog-friendly patio, and a food truck every day. It's also a short hop from my Caraleigh Mills listing, right around the corner from Dix Park. My beagle approves too 🐶
